Scottsdale roofs are not all the same

Drive through South Scottsdale and you will see plenty of older pitched roofs with asphalt shingles, along with homes that mix shingles and low-slope sections. Move north and tile becomes much more dominant, especially in larger planned communities and custom-home areas. Flat and foam roofs show up throughout the city on modern homes, additions, townhomes and commercial properties.

That mix matters. A cracked tile, a brittle shingle and a soft spot in a foam roof are three different problems. The inspection — and the repair — should match the system.

What Scottsdale weather does to a roof

The desert is hard on roof details. Months of heat and direct sun age exposed membranes, coatings, sealants and flashings. Then a monsoon storm can bring wind and wind-driven rain that finds the weak point all at once.

That is why a leak after a storm does not always mean the storm “caused” every part of the problem. Sometimes the weather exposes underlayment, flashing, seams or sealants that were already near the end of their useful condition.

South Scottsdale shingle roofs

Older South Scottsdale neighborhoods deserve their own roofing conversation. Asphalt shingles are part of the city’s postwar housing history, and many homes also have additions or patio sections with a different low-slope roof.

On an older shingle roof we pay attention to more than missing shingles. Granule loss, brittle tabs, exposed edges, flashing, ventilation, valleys, roof-to-wall transitions and low-slope tie-ins can all change the repair recommendation.

Tile roofs: look below the tile

A tile can last a long time and still sit over an underlayment or flashing problem. If a tile roof is leaking, the useful question is not just “Which tile is broken?” It is “Where is water getting into the system, and how much of the waterproofing below the tile is affected?”

Foam and flat roofs

Foam roofing is a real Scottsdale service category, not just another word for coating. New SPF systems, foam repairs, topcoat maintenance and broader flat-roof repairs should each be evaluated based on the existing roof, moisture, drainage, substrate and condition of penetrations.

A fresh coating can be a smart maintenance step on the right roof. It should not be used to hide wet, loose or failed roofing underneath.

Repair or replace?

A leak does not automatically mean you need a whole new roof. A localized flashing problem, damaged shingle area or foam puncture may be repairable. Replacement becomes more reasonable when the failure is widespread, the roof has repeated problems, moisture is extensive or the cost of continuing to patch the system no longer makes sense.

The estimate should explain which situation you have.

Repair may fit when

  • The problem is localized to one area or detail.
  • Flashing, a valley or a transition is the failure point.
  • A limited shingle area or foam puncture is the source.
  • The surrounding roof is still in serviceable condition.

Replacement may fit when

  • Failure is widespread rather than isolated.
  • The roof has repeated, recurring problems.
  • Moisture in the system is extensive.
  • Continuing to patch no longer makes sense.

How it works

  1. Step 1

Tell us what you are seeing.

  2. Step 2

    Schedule the inspection or estimate.

  3. Step 3

Identify the roof type and problem area.

  4. Step 4

Review repair, maintenance or replacement options.

  5. Step 5

Approve the work only after the scope makes sense to you.
